General Statement of Job
The Custodial Supervisor supervises and coordinates all activities of staff custodians in the performance of routine cleaning, event support, equipment usage, hard PM cleaning and furniture moves. Including other duties in support of campus activities and emergencies. This position provides expertise in cleaning chemicals, techniques and equipment usages and procedures of building operations for the Facility Services and the University community. This is a day-to-day on-site position, with no remote site capabilities.
Specific Duties and Responsibilities
Essential Duties:
Organizes, trains, leads, schedules and supervises custodial staff to carry out the required daily tasks with a high level of efficiency and customer service.
Evaluates available supplies and equipment to standardize and achieve quality results.
Develop documents and assign routine procedures of building work processes for every custodial position.
Provides in-depth hands-on training of cleaning procedures for both routine work and specialized tasks of project hard clean and scheduled preventive routines for both hard and soft surfaces. In the task of floor finish, buffing and burnishes, refinishes hard surface floors, and extract carpets according to MSSC custodial standards.
Conducts the employee orientation training program to familiarize all new employees with the department, campus, safety, products, procedures and equipment. Includes monthly meetings with staff to communicate news, changes and addition to service training.
Submits purchase requisitions and orders in accordance with standard procedures to ensure availability of sufficient supplies and materials as required.
Approves vacations and submits time sheets for custodial personnel. Monitors attendance and disciplines as necessary for excessive unscheduled absences and apparent abuse of sick leave.
Provides cost estimates as needed to support contracted facility cleaning requests for campus projects.
Performs monthly custodial building inspections, employee training documentation and is required to submit those on a monthly basis to one of the Directors of Facility Services.
Maintains the Custodial equipment and general repairs as needed.
When necessary, in the absence of an employee, ensure that all areas on campus have custodial coverage by either assigning the rovers to cover or by moving other staff around as necessary. In the event no one else is available, he/she could be required to perform the same cleaning work process for building custodians.
Direct responsibility in the hiring process interviewing, training, and scheduling of employees. Conducts performance appraisals, provides guidance, addresses complaints and resolves issues and will take disciplinary action if necessary.
Is available and on-call for after hours for dealing with custodial emergencies as required.
Has oversight in the campus recycling program.
Must attend weekly supervisory meetings and have daily communications and updates with the department Director or Assistant director.
Will assist in snow removal as needed.
Performs other related duties as required.
Education, Experience, and Licenses
Degree or equivalent certifications preferred.
Three years’ experience in institutional cleaning, carpet and hard surface floor care; or an equivalent combination of education and experience. Previous supervisory experience, preferably in an institutional custodial services environment is preferred.
Valid Driver’s License and ability to meet the University’s insurance requirements for driving University vehicles.

- Ability to read, understand, interpret and follow procedure manuals, work orders, maintenance requests, supply requests, equipment operating instructions, blueprints, specifications and general correspondence.
- Ability to effectively communicate with staff, students, administration and visitors.
- Ability to add, subtract, multiply and divide in all units of measures, using whole numbers, common fractions and decimals.
- Ability to compute rate, ratio and percent and to draw and interpret bar graphs.
- Ability to solve practical problems and deal with a variety of concrete variables in situations where only limited standardization exists.
- Ability to interpret a variety of instructions furnished in written, oral, diagram or schedule form.
- Ability to effectively communicate orally and in writing to individuals and groups.
- Requires the ability to be accountable for inventory/property management.
- Requires the ability to use small office equipment, including copy machines. Must have computer skills and be familiar with Excell, Word and other Microsoft software.
- Requires the ability to use or repair small/light equipment, such as power tools.
Physical Demands/Work Environment
The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of the job. While performing the duties of this job, the employee is regularly required to walk; use hands to finger, handle or feel; reach with hands and arms including the use of a computer keyboard; stand; work on his or her feet for several hours at a time; and bend, stoop, climb ladder/stairs. The employee is frequently required to lift and/or move up to 65 lbs. The employee must occasionally work overhead, using a ladder; and talk or listen, including the use of a telephone and 2 way radio. Specific vision abilities required by this job include close vision, distance vision, color perception, peripheral vision, depth perception, texture perception, and ability to adjust focus. Requires the ability to smell.
Typically, the employee works indoors, in classroom, business office and athletic facility environments with a moderate noise level. Occasionally the employee will be required to work outside the buildings, even in inclement weather.
