Position Summary

The Maintenance Manager oversees the maintenance and repair operations for all University facilities, ensuring structural soundness, operational efficiency, ongoing maintenance, and safety. This includes overseeing a team of technicians, ensuring appropriate delegation of responsibilities and assignments to ensure timely and accurate delivery of services, to include preventive and predictive maintenance, and on-call repair services. Maintenance Manager ensures team is appropriately trained and following proper safety requirements and established procedures in all areas.

Duties and Responsibilities

This position is primarily responsible to:

  • Testify to personal experience of salvation in Jesus Christ, affirm belief in the University's Statement of Faith, abide by and practice our Life Together Covenant, and both personally agree with and support the Foundational Documents of Taylor University.
  • Directs an extensive and comprehensive campus-wide facilities preventive, predictive, and planned maintenance program; ensures appropriate utilization of institutional work-order system that supports the system.
  • Establish priorities, assign, and coordinate the activities of technician team and service contractors in the comprehensive facility maintenance and repair services, carried out campus-wide. This involves coordinating with stakeholders across campus and ensuring that needs are met, appropriately prioritized, and work is completed.
  • Perform first assessment of equipment/system failures, customer complaints, and other issues that arise requiring eyes-on evaluation, coordinating as appropriate with other stakeholders and developing and implementing recommended solutions.
  • Ensure all team members have up-to-date training related to their work assignments, and ensure compliance in the basics of life safety, employee (team) safe practices, and compliance with OSHA, EPA, IDEM, and similar regulations.
  • Maintain awareness and knowledge of major building systems infrastructure in each building to support maintenance technicians and provide support in relief of building personnel.
  • Cultivate and maintain awareness of best practices in higher education for maintenance support services.
  • Oversee service technician contracts to assure compliance with job specifications and cost agreements.
  • Reduce potential for loss by ensuring that critical system operational procedures (i.e. fire alert and suppression systems, exit lighting, etc) are operational and in full compliance with current standards and codes.
  • Establish and direct annual maintenance program, to include off-season testing/overhaul as well as seasonal start-up and shutdown.
  • Continuously survey and assess stakeholder satisfaction with maintenance services; identify shortcomings, quality of repairs, and customer communications; take prompt, positive action to maintain high levels of customer service.
  • Carry out supervisory responsibilities in accordance with Taylor's policies and applicable laws. Responsibilities include: interviewing, hiring, and training employees; planning, assigning, and directing work; appraising performance; addressing complaints and resolving problems.

  • Education and Experience

  • High school diploma or equivalent.
  • At least 5 years' experience related to the duties and responsibilities specified; experience should include the supervision of skill trades' workers.
  • Must have a valid driver's license.
  • Relevant certification in building systems, preferred.

  • Ability to supervise and train employees, including organizing, prioritizing, and scheduling work assignments.

  • Physical Demands
  • Light to moderate physical activity; requires handling of average-weight objects up to 25 pounds, and occasionally 50 or more pounds or standing and/or walking for more than two (2) hours per day.
  • Work Environment
  • Some exposure to hazards or physical risks, which require following basic safety precautions.
  • Must be able to work on call on a periodic basis to respond to facility emergencies.
  • Environmental Conditions
  • May involve moderate exposure to unusual elements, such as extreme temperatures, dirt, dust, fumes, smoke, unpleasant odors, and/or loud noises.
  • This position is full-time, exempt, and located in Upland, Indiana.
