Position Overview
Primary Function of Organizational Unit
The Facilities Operations Unit reports directly to the Associate Vice Chancellor for Facilities Management and is responsible for the planning, repair, renovation and maintenance of all NCCU facilities.
Primary Purpose of Position
The primary purpose of this position is to perform skilled plumbing maintenance, repairs and minor projects when requested. Position will serve as the lead plumber. Job consists of installing, connect and tests completes drain, waste and vent systems; performs repairs and replacements of various type of plumbing valves; installs basic plumbing fixtures, repairs fixtures, valves and faucets. Oversees the maintenance, repair and installation of commercial, industrial and residential plumbing (water and draining) systems, backflow prevention devices, hot water storage tanks, water heaters, fixtures (sinks, urinals, commodes, fountains, etc.), valves, pipe fittings, pipes, compressors, pumps, and purification equipment (reverse osmosis systems and filtration). Develops and monitors a preventative maintenance program as it relates to plumbing and utility systems. Manages clear and accurate documentation of all inspections, testing and maintenance performed. Maintains knowledge of building and safety codes, hazardous material handling and disposal, and labor contracts. Provides operational support to other Facilities Services units, as necessary. Provides direct supervision to trade staff: assigns and directs daily work assignments; reviews work for quality and completion; monitors work orders and closes out completed work orders. Coordinates utility shut downs; ensures communication and notices are provided to impacted customers and minimizes impact to customers. Reviews plans, submittals, specifications, and requisitions for projects to establish daily, weekly, and long-range work schedules. Obtains and maintains stock inventory of parts, materials and equipment necessary for timely completion of projects. Coordinates, facilitates and monitors safety and technical training programs. Ensures safety procedures are followed and maintained. Promotes and maintains a strong customer service focused environment and cooperative teamwork philosophy in the unit. Responsible for ensuring daily operational task are met. Completes all paperwork involved at the Lead level including but not limited to work orders, inventory, employee review input, department budgets recommendations, PO requests and other paperwork as need. Position will be an on call rotation schedule. This position is considered essential service and required to work during adverse weather, pandemic emergencies, and other emergencies as declared by the Director. Performs other duties as assigned.
Required Knowledge, Skills, and Abilities
Minimum Education/Experience
High school diploma or equivalency; or demonstrated possession of the competencies necessary to perform the work. Some positions may require special licenses or certification(s). Optional Guidelines: Experience in the trade(s) areas related to the area of assignment may be substituted on a year-for-year basis.
Locksmith Positions: North Carolina Locksmith Licensing Association.
Licenses or Certification required by Statute or Regulation
Preferred: Certification in a specialty skilled trade. Plumbing License
Certification in Backflow Prevention, such as Backflow Prevention Assembly Tester
Preferred: Certification or Cross Connection Control Certification.
