Summary
Lead and participate in skilled maintenance and repair on commercial heating
and cooling equipment. Lead and participate in other skilled building
maintenance and repair in the plumbing, electrical, or carpentry trades.
Essential Functions
Assign and inspect the work of employees engaged in building maintenance
and repair activities;
Evaluate performance of building maintenance technicians;
Maintain records of time and labor costs for special projects;
Estimate costs for routine building maintenance projects;
Prepare purchase list for materials and supplies as needed;
Ensure that necessary tools, supplies, and materials are available;
Operate and perform preventive maintenance and skilled repair on
commercial heating and cooling system equipment;
Inspect and test equipment to determine repair or maintenance needs;
Perform skilled work in the plumbing, electrical, or carpentry trades to
maintain, repair, construct, or modify buildings and equipment;
Assist in the planning and layout of building projects;
Compiles equipment, material, and supply lists for projects;
Inspect, maintain, and repair specialized airport terminal equipment;
Test and repair electronic, electro-mechanical, hydraulic or pneumatic
systems and controls;
May instruct other building maintenance personnel in construction or
repair skills;
Perform related duties as directed.
Qualifications
Completion of a high school diploma or the equivalent with an additional five
years of experience in building operations and repair, including
heating/ventilation; air conditioning; or comparable journey level experience
in electrical, carpentry, or plumbing trades; or any combination of relevant
education and experience which provides the following:

Knowledge and Abilities
Knowledge of:
Thorough understanding of building maintenance including knowledge of
heating and air conditioning systems, carpentry, and plumbing;
Assign and lead the work of others.
Ability to:
Estimate labor, materials, and tools necessary for project;
Learn the methods and tools used in the maintenance and repair of public
address systems, automated parking lot gates, automated doors, and baggage
conveyors;
Keep accurate records;
Follow oral and/or written direction, as well as the ability to
communicate effectively with others.
Physical Requirements:
Continuously walk during the shift;
Occasionally sit, bend, and kneel during the shift;
Occasionally climb ladders, scaffolding, stairs, poles, or other inclined
surfaces;
Continuously lift and carry up to 10 pounds;
Frequently lift and carry up to 25 pounds
Occasionally lift and carry up to 50 pound;
Push and pull objects;
Frequently flex upper trunk at the waist and partially at the knees;
Frequently move entire body along a surface in a crawling motion;
Continuously rotate upper trunk to the right or left while sitting or
standing;
Place arms above, at, or below shoulder height;
Coordinate eye, hand, and foot movement in order to operate a vehicle.
