Position Summary

This position provides a welcoming and inclusive environment by providing customer service to a diverse campus community of employees and students. Working with diverse students, parents, faculty, staff, and other involved parties by providing the highest level of student facing front-line customer service. We dedicate each day to student success and retention, as well as equity, diversity, and inclusion.

Schedule: 6:30 am – 3:00 pm Monday – Friday (with Saturdays and Sunday as days off). (Subject to Change).

SUPERVISION RECEIVED: Reports to the Director of Facilities Management.

SUPERVISION EXERCISED: Direct supervision of subordinate unit, non-unit professional, classified and student employees.

This position is an exempt, APA unit position and is subject to the terms of that union agreement.

Position Type APA Professional Essential Duties

CORE DUTIES:

1. Provide general day to day oversight of both the grounds and custodial services operation. Management and supervision of personnel, manage the recruitment and selection process, evaluate subordinate personnel, approve timesheets, day off request and work schedules, and counsel and discipline staff as needed.

2. Develop, manage and/or participate in all campus beautification projects.

3. Coordinate and plan regular staff meetings with personnel.

4. Determine staff training needs and work with supervisors in developing training programs or secure outside resources to address specific training needs.

5. Assist with the management of the department budget, overtime budget and ensure distribution of overtime is in compliance with contractual provisions.

6. Assist with the maintenance of Facilities Management's Policy and Procedure Manual.

7. On occasion may provide assistance or oversight of trades personnel, assignments and/or projects.

8. Be available on call, 24 hours a day to respond to building and grounds and snow emergency situations. Participates in the “manager on call” rotation list for any physical plant issues that may arise on weeknights and weekends.

9. Directly supervise and evaluate the Building Maintenance Supervisors (BMS). Provide on-going training, feedback, and communication. Oversee BMS's on the general grounds/maintenance/housekeeping functions; including supervision of the work order process and the coordination of preventive maintenance schedules.

10. Conducts inspections of university buildings and grounds on a regular basis.

11. Oversee the management and maintenance of equipment inventory and supplies.

12. Serve as the liaison with University Events to determine event, logistics and staffing support of events and activities.

13. Serve as the liaison with Residence Life & Housing and University Events representatives on the planning and implementation of Summer Conference Housing program.

14. Collaborates with the Massachusetts State College Building Authority and Capital Planning Director. Assists with capital improvement projects as requested.

Other Duties:

1. Responds to and coordinates response to facilities emergency situations and problems during regular shifts, nights, weekends and holidays.

2. Assist with projects and initiatives as assigned by the Director of Facilities Management.

3. Represent the Director of Facilities Management and/or department at meetings as assigned.

4. Serve as a chair/co-chair of a departmental committee and serve as a member of other departmental committees as assigned.

5. Participate in divisional committees, task forces and projects as assigned by the Director of Facilities Management or designee.

6. Attend all staff meetings and professional development sessions as determined by Facilities Management and/or the Division of Operations.

7. Support and attend University events and programs.

8. Provide written reports (i.e. monthly reports, assessment reports and end of the year reports) and summaries as requested by Facilities Management and/or the Division of Operations.

9. Other duties as assigned.

Required Qualifications

  • Bachelor's Degree in management, horticulture, landscaping, turf and turfgrass, ornamental or related field required.
  • Demonstrated experience in facilities management and proven ability in supervising personnel required.
  • Knowledge of building systems and experience working with contractors in the construction field required.
  • Ability to communicate in written and oral forms.
  • Experience participating and/or overseeing snow removal operations.
  • Valid driver's license.
  • Preferred Qualifications

  • Certification(s) such as APPA EFP or CEFP.
  • Private or commercial landscape maintenance and/or design experience.
  • Commercial snow removal experience.
  • Private or commercial cleaning experience.
  • Experience supervising staff greater than 50 employees in a unionized environment.
  • Experience working in an educational facility which includes a residence hall setting.
  • Experience using computerized work order systems, email, calendar/scheduling, and word processing systems (Banner, Microsoft Word and Microsoft Excel)
