Job Description:
This is a full-time position reporting to the Director of Physical Plant.
Oversees day-to-day Physical Plant operations at all campus, center and site
locations, ensuring effective and efficient protocols are in place to best use
college resources; develops and implements processes that utilizes available
resources to provide a safe and comfortable learning environment. The
Assistant Director ensures proper routine cleaning and maintenance operations
and maintains appropriate staffing, training and adherence to ISSA and APPA
standards.
This role will be responsible for the following:
Essential Job Functions:
Promote the mission, vision, and values of the organization.
Perform all assigned tasks in a professional manner in order to reflect

Perform regular ongoing quality inspections.
Monitor and record equipment utilization and maintenance.
Monitor and record employee attendance and productivity and initiating
employee discipline procedures when appropriate.
Meet regularly on an ongoing basis with physical plant leadership in their
assigned areas to develop cooperation, respect and rapport.
Identify and resolve potential conflicts.
Identify training and development needs/opportunities and provide
information, support and resources.
Manage vendor relations and related contracts.
Prepare task lists and determine needs for all buildings.
Review and monitor all department purchases and billing.
Prepare annual department budget, in conjunction with the Director.
Oversees the operation, maintenance and repair of the central plant.
Ensures preventative and corrective action work orders are effectively
utilized and completed in a timely manner.
Assists with short and long-range facilities planning.
Provides overall coordination and supervision of college-wide custodial
and grounds services, skilled trades and general services, shipping and
receiving, mail services, and the automotive shop.
The position is responsible for inspecting, prioritizing, and scheduling
services.
Knowledge, Skills and Abilities:
Assists in preparing, completing and submittals of all local, state
and federal agency reporting requirements and accreditation agencies.
Responds to emergency calls, tasks and work orders, as required.
Performs other related duties as assigned.
Knowledge of maintenance and operation of HVAC equipment, including
boilers, chillers, cooling towers, and associated system equipment.
Knowledge of commercial building trade skills, including but not limited
to, mechanical, plumbing, electrical systems and control systems.
Knowledge of preventative maintenance and computerized maintenance
management software.
Skilled in reading blueprints, technical and engineering documents.
Skilled in use of project management and database software.
Ability to work independently, prioritize, follow multiple projects and
tasks through to completion, with attention to close detail.
Skill in establishing and maintaining effective working relationships with
other department staff, faculty, students and the public.
Position Requirements :
Associates degree in a related field.
Three full-time years of experience two of which must have been at the
level of unit supervisor or equivalent.
Must be able to utilize e-mail systems such as Outlook 365. These include
creating such things as status reports, supply requests, and maintain
schedules.
This position may be contacted during non-duty hours for emergencies.
After hours, weekend, or holiday work may be required.
Preferred Requirements :
Five (5) years of experience in facilities management position,
including serving in a supervisor role for at least two years or other
related job positions.
Experience working on a large, multi-site college campus preferred.
Bachelor's degree or higher.
Physical Demands / Working Conditions
Manipulate and/or assemble objects.
Lift and carry, push or pull custodial materials and equipment weighing up
to 50 pounds.
Climb ladders and stairs, crawl, stoop, bend, and work in all weather
conditions;
Work area can be dusty, hot, wet and/or smelly.
Work in restricted areas around large noisy equipment.
The Salary Range for the position is: Up to $60,000
A background check will be required for the successful candidate.
